Requirements for getting your real estate license vary by state and year. We direct all questions about licensing to the North Carolina Real Estate Commission.

A REALTOR® is a Real Estate Agent that is a member of the local, state, and National Associations of REALTORS®. This means they must abide by the Code of Ethics and are therefore held to a much higher standard than a Real Estate Agent. REALTORS® are also the only agents that can use the trademarked term “REALTOR®”.
In addition, membership to a local association (i.e. The Outer Banks Association of REALTORS®) means they have access through the many benefits of OBAR membership, to the most accurate real estate search engine, and have real estate insights, including up-to-date market information, that a Real Estate Agent would NOT be privy too.
Here are eight important reasons why buyers and sellers of real estate should be using a REALTOR'®s services.

- Qualifying the Buyer - REALTORS® qualify prospective buyers to determine in advance their financial ability to purchase and schedules appointments prior to showing a home to save sellers time and help them avoid worry about strangers coming through the house unescorted.
- Advertising - REALTORS® have access to several forms of advertising including newspapers, homes, magazines, contact with out-of-town buyers and the Multiple Listing Service—the most accurate real estate search in the Outer Banks.
- Housing Trends - REALTORS® have current market information substantiating comparable selling prices for specific types of homes, allowing sellers to establish realistic prices while obtaining fair market value for their property.
- Sale Negotiations - REALTORS® are trained professionals who can answer the many questions posed by potential buyers and should work to alleviate any doubts buyers have about the process.
- Financing - REALTORS® should continually gather information on the latest and best methods of obtaining mortgage money and be prepared to assist the buyer to assure a speedy sale.
- Continuing Education - REALTORS® are constantly upgrading their professional abilities by keeping informed about market trends, the latest industry innovations, new legislation and civil rights. Members of the National Association of REALTORS® have the right to earn professional designations by completing additional education. REALTORS® are required to take 8 hours of continuing education each year so stay active.
- Personal Service - REALTORS® work cooperatively with the affiliate members of OBAR to provide information on title and conveyance documents, termite inspections, home warranty programs, etc. REALTORS® also make suggestions to sellers on how to make a home more saleable.
- Protection for Buyers & Sellers - REALTORS® subscribe to a strict Code of Ethics and accept the responsibility of promoting the interests of buyers and sellers by protecting them from fraud and misrepresentation.

Absolutely! OBAR holds multiple events through out the year to benefit our community--specifically our Disaster Relief and Scholarship funds. Our main events are:

- The Outer Banks Association of REALTORS® holds meetings for our 1000+ members throughout the year. Each year, the President of the Association determines the charity for each meeting. Throughout the years OBAR has supported the following local causes:
- The Food Pantry, Feline Hope, Gentle Expert MemoryCare (GEM) Adult Day Services, the SPCA, Young Life of Hatteras Island, Room in the End, among many others!

The choice is up to you. But we have seen a large increase in scams over the past few years. Pictures from recently sold homes are being used to create scam rental homes. To keep our Multiple Listing Service (MLS) as accurate as possible, it was determined that because school districts change often based on residency numbers, it is best to redirect potential buyers to the school districts themselves. This is also why we do not recommend using larger third-party search engines because they may inaccurately reflect a school district. See local school district information.
Membership
To join OBAR, you will need the following:
- License to practice real estate in NC
- Proof that you are affiliated with a real estate firm that is a member of OBAR
- An Add/Change form from your Broker in Charge adding you to their company roster
- If you are a member of another Association you will need a "Letter of Good Standing" stating that your National and State (if applicable) dues are paid and current.
Once you have all of this, please fill out the following application for Membership.
Now that you have filled out an OBAR application you will need to:
- Complete NAR's New Member Ethic's Course (requirement for BOTH Sales and PM. PLEASE NOTE: The course must be taken in order to gain MLS access)
- Attend "Introduction to MLS" BEFORE New Member Orientation with MLS Director Dan Sutherland (Click for Schedule)
- Complete NAR's Fairhaven Simulation
- Attend New Member Orientation within 60 days of submitting an application

- REALTOR®
- REALTOR®/Broker: Has a North Carolina Real Estate License
- REALTOR®/Broker in Charge: Has a North Carolina Broker in Charge Real Estate License. This member is a REALTOR® who is in charge of or owns a real estate company.
- Property Management REALTOR or Broker in Charge: Works in an office that is licensed to handle vacation/short/long-term, and seasonal home and/or office rentals.
- REALTOR® Appraiser: A REALTOR® or Broker in Charge in an office that is licensed to do home appraisals.
- Secondary REALTOR® Member: A REALTOR® or Broker in Charge whose primary membership is with another Association—either in North Carolina or in another state.
- Community Partner – Local Business A local business, usually involved in real estate transactions that supports the Association and helps keep member dues LOW.
- Community Partner – Local Real Estate Company – A local real estate company that supports the Association and helps keep member dues LOW.

Any questions regarding your real estate license MUST be directed to the North Carolina Real Estate Commission. OBAR staff may only answer questions specific to OBAR operations, continuing education, membership, events, dispute resolution, and other matters pertaining to the Association.
- Shall at the time of application be associated either as an employee or as an independent contractor with a Designated REALTOR® Member of the Association or a Designated REALTOR® Member of another Association (if a secondary member).
- Must maintain a current, valid real estate broker's or salesperson's license or be licensed or certified by an appropriate state regulatory agency to engage in the appraisal of real property.
- Agrees to complete a course of instruction covering the Bylaws and Rules and Regulations of the Association, the Bylaws of the State Association, and the Constitution and Bylaws and Code of Ethics of the NATIONAL ASSOCIATION.
- Shall pass such reasonable and nondiscriminatory written examination.
- Shall agree that if elected to membership, he/she will abide by such Constitution, Bylaws, Rules and Regulations, and Code of Ethics.
- Shall at the time of application be associated either as an employee or as an independent contractor with a Designated REALTOR® Member of Designated REALTOR® Member of another Association.
- Must maintain a current, valid real estate broker's or salesperson's license or be licensed or certified by an appropriate state regulatory agency to engage in the appraisal of real property.
- Shall agree that if elected to membership, he/she will abide by such Constitution, Bylaws, Rules and Regulations, and Code of Ethics.
- Provide a “Letter of Good Standing” from you previous association indicating that you have no outstanding balances with local/state/national association dues.

There are several reasons why you may not be receiving emails from OBAR:

- You unsubscribed after receiving an email.
- Your firewall is identifying our domain name as spam.
- We are not on your safe senders list.
Easy! If you have any changes of information, please login to your account on the Info Hub and make the applicable changes. The changes will automatically upload to Paragon and SentriLock.
The current Code of Ethics cycle is January 1, 2022-December 31, 2024. This is a National Association of REALTORS® (NAR) requirement. REALTORS® are held to a higher standard when they join the NAR because they agree to abide by NAR’s Code of Ethics. While you may take a 4-hour course that may be used towards elective credit towards your current CE cycle within your state, there are other options to satisfy this requirement. This may include a 2.5-hour course with NAR, OBAR, CE Online, or other NCR approved education provider. PLEASE NOTE: YOU MAY ONLY SATISFY YOUR ETHICS REQUIREMENT BY TAKING THE COURSE THROUGH OBAR, NCR, NAR, OR OBAR AFFILIATE (i.e. The CE Shop). Click for more information.

Multiple Listing Service (MLS)

We offer the following training:
- Introduction to MLS (REQUIRED FOR NEW MEMBERS needing MLS Access, and optional for all other OBAR members).

- Auto-Email Notifications/Collab Center Training
Once your application is received, the MLS Director must first set up your login information. You will receive an email with a temporary password. This temporary password is available for 4 hours ONLY and will require you to reset your generic password (most members choose to use the same password as their Sentrilock password—It must contain a capital letter and a number). Once you have done so, you must go to “Preferences” -> “System” ->” Preference Wizard”. This will walk you through the entire process of setting up your account (including uploading your professional headshot, preferred contact information, report styles and methods, etc.)
Sentrilock cards are no longer available. You must download the Sentrilock App via:
- iPhone: Visit App Store and search "SentriKey". Download
- Android: Visit Play Store and search "SentriKey". Download

You may check out as many lockboxes as you have listings. However, you should only check out 1 spare.

Standard contracts and forms are provided for FREE by NAR as a member benefit through zipForm Plus. Local forms may be accessed by signing in to com. Click on “View Forms”. A “Form Libraries” pop up box will open on the right side of your computer, and then you may select “OBXOO” from the drop-down menu. You will be able to choose the locally specific forms from that pop-up window.

Billing
State/National Dues are assessed in January of each year. A late fee of $50.00 is charged if you do not pay by the payment deadline.
Local Dues are assessed in July of each year. A late fee of $50.00 is charged if you do not pay by the payment deadline.
MLS Fees are assessed on the first day of every month. A late fee of $25.00 is charged if you do not pay by the payment deadline.
There are several ways to pay your Membership Dues/MLS fees:
- Online: Logging onto the OBAR Info Hub by visiting outerbanksrealtors.com and clicking on the “My Account” button on the homepage or using the Info Hub app on your phone (preferred method!)
- Auto Deduct: OBAR will charge your bank account/credit card on the day you are invoiced (NOT the 15th)
- Auto Draft: OBAR will charge your bank account on the 15th of the month for MLS Dues. YOU MUST NOTIFY Finance Director Ginger Stalheber if you wish for her to auto draft your membership dues (this does not apply if you have selected “Auto Deduct”

- In person or via mail: 201 W. Eighth Street, Nags Head, NC 27959 (Please, no cash).
We accept all major credit cards, check (made payable to OBAR), and cash.
You may do so by logging into the OBAR Info Hub and updating your billing information (credit card or bank routing number). Or you may send a voided check to Finance Director Ginger Stalheber. Please be sure to call the Finance Director BEFORE setting up auto-pay/draft.

You are required to take one 4-hour Update course (BICUP/GENUP) and one 4-hour Elective course.
